"I pride myself on good, honest communication with the client and the borrower. If I realize a problem, I share it with the client just as soon as I can. If that means that I expect the property's market value is less than the amount neccessary to make the loan I will communitate that to the client, and if the client elects to cancel the appraisal, I will do that for no fee. I work with the client and the borrower to accommodate their needs for turn-around (usually 5 business days or less, from the day that the appraisal request arrives in my office), and arrange to inspect the property at the borrowers convenience."
